The usage agreement secures your permanent right of residence – similar to a rental agreement, but with the advantages of a cooperative.

If your washing machine leaks and damages your neighbor’s home, your liability insurance will step in and cover the costs. If your own household contents are damaged, household contents insurance will replace furniture, carpets or appliances. This means you won’t be stuck with high repair and replacement costs.

Sometimes a smoke alarm may start beeping for no apparent reason. To switch off the signal, please press the middle button on the device. You received instructions on how to do this when the apartment was handed over. If you no longer have these, please contact us. If the smoke alarm keeps beeping due to a fault, please contact ISTA directly.

Air the room several times a day for about 5 minutes at a time – even in winter. After showering, open the bathroom window wide immediately to remove moisture. This will prevent mold.

Small animals such as hamsters, fish or birds are allowed. For dogs or cats, please talk to us beforehand.

In principle, subletting our apartments is not permitted. However, if you have a legitimate interest, please contact us beforehand. We will then check the individual case and decide whether an exception is possible.

Notice of termination must be received by us in writing by the third of the month. The notice period is then three months to the end of the month.

We record the condition of the apartment together and clarify any remaining work.

If you no longer use your apartment, your membership will continue until it is actively terminated. The membership will then end:

– a separate notice of termination,

– Transfer of your business assets after moving out,

– Death,

– Exclusion from the cooperative.

You can terminate your membership at the end of a financial year (31.12.). Notice of termination must be given in writing and must reach us by September 30 of the same year at the latest. The shares are paid out after the annual general meeting, which usually takes place in June of the following year. Early payment is unfortunately not possible. If your notice of termination is received after September 30, it will not take effect until the end of the next financial year.
